Job Summary
We are seeking a skilled and experienced Senior HVAC Technician to join our team. The HVAC III Specialist provides critical support for the maintenance and operation of campus building systems to ensure a safe, functional, and energy-efficient environment. This role involves advanced troubleshooting and servicing of HVAC and refrigeration systems, including chillers, boilers, BAS controls, and related components. The position is responsible for handling complex HVAC issues independently and collaborating with junior team members to support building infrastructure and indoor air quality standards.
Responsibilities
- Perform advanced diagnostics on HVAC mechanical systems and related equipment.
- Conduct preventative and predictive maintenance on HVAC systems to prevent breakdowns and maintain optimal performance.
- Calibrate electronic, electric, and pneumatic controls to maintain proper temperature and humidity levels.
- Install, test, maintain, and calibrate refrigeration components associated with HVAC systems.
- Identify and correct refrigeration failures and malfunctions, including compressor repairs and emergency fixes.
- Develop system enhancement proposals and provide recommendations for HVAC system improvements.
- Troubleshoot complex HVAC issues using knowledge of BAS controls and system operations.
- Communicate with work order originators to provide updates and manage expectations throughout the service process.
- Ensure all repairs comply with EPA, state, and local regulations.
- Respond to HVAC and BAS controls-related work orders regarding comfort complaints and indoor air quality concerns.
- Create proactive work orders to maintain ongoing system functionality.
- Prioritize and complete life safety and urgent work orders in a timely manner.
- Serve as a subject matter expert to assist entry-level and intermediate HVAC staff with complex issues and projects.
- Provide technical guidance on boilers, chillers, compressors, fan walls, cooling towers, water systems, and related HVAC infrastructure.
- Perform complex planned maintenance on systems including chillers, boilers, pumps, fan-coil units, VAV boxes, DX units, CRAC/CRAH units, and exhaust fans.
- Manage critical maintenance projects to ensure effective operations and protection of university assets.
- Maintain internal controls for operational efficiency, asset protection, and regulatory compliance.
- Collaborate with engineering staff to maintain and update institutional HVAC specifications and standards.
- Support design teams and review construction documents to ensure compliance with HVAC standards and specifications.
- Facilitate integrated design processes by sharing best practices and lessons learned.
- Report regularly on equipment status and performance, including compliance with mechanical standards.
Qualifications
- Advanced knowledge of HVAC and refrigeration systems, including air- and water-cooled chillers, water source heat pumps, and direct expansion (DX) units.
- Proficient in installing, maintaining, testing, and calibrating HVAC and refrigeration components, including compressors and control systems.
- Thorough understanding of Building Automation Systems (BAS) controls, including the ability to perform complex troubleshooting and diagnostics.
- Strong familiarity with boilers, electrical systems, plumbing systems, and national and state mechanical codes.
- Demonstrated ability to perform independent, advanced analysis of HVAC mechanical systems and execute technical repairs.
- Experience conducting preventive and predictive maintenance (PM/PDM) to ensure continuous operation of critical equipment.
- Skilled in calibrating electronic, electric, and pneumatic controls to maintain precise environmental conditions.
- Knowledge of EPA, state, and local environmental and safety regulations related to HVAC operations and refrigerants.
- Proven experience developing HVAC system enhancement proposals and implementing solutions to improve performance and efficiency.
- Ability to serve as a subject matter expert and provide technical guidance to less experienced staff and cross-functional teams.
- Familiar with technical infrastructure including chilled water systems, boilers, fan coil units, VAV boxes, PTAC units, CRAC/CRAH units, compressors, cooling towers, and hydronic pumps.
- Capable of maintaining internal controls to safeguard assets, ensure compliance, and support effective facility operations.
- Experience developing, maintaining, and applying HVAC design specifications and standards within a large institutional or campus setting.
- Effective communicator with the ability to collaborate with stakeholders, provide technical documentation, and support integrated design processes.
